How Ownership Works at White House & Hagg Bridge
You own the unit. We own the land. You pay an annual site fee and the pitch is yours for as long as your unit is well-kept and you want to stay. There's no pressure, no trade-in deadline, and no small print designed to catch you out.
Pitch Ownership on a Holiday Licence
White House & Hagg Bridge operates on a pitch-rental model. You purchase your caravan or lodge outright and pay an annual site fee to rent your pitch. The fee covers the pitch itself, rates and water. Gas and electric are metered separately, so you only pay for what you actually use.
The park runs on a holiday licence. That means it's not a residential park and your unit is not a permanent home address. You need to have an additional home elsewhere. This is a legal requirement, and it's worth saying clearly upfront so people can make an informed decision before they come to look.
If you're looking for a residential park where you can permanently live, this isn't the right fit. If you're looking for a well-managed holiday base that feels genuinely yours, you're in the right place.
Three Types of Unit
Whether you're after a seasonal getaway or somewhere you can use all year round, there's an option to suit.
Standard Static Caravan
A privately owned static unit on a spacious, staggered pitch. Open from 1 March to 31 October each year. This is the most common type on the park and the entry point for most new owners. Standard statics range in size and age, and second-hand options do come up, usually going quickly. Annual site fee: £2,100.
Mid-Tier Winterised Caravan
A step up from a standard static in terms of insulation, glazing, and warmth. Better-sealed than a traditional unit, with a noticeably different feel in cooler weather. Still on the seasonal March to October licence, so not for year-round use, but considerably more comfortable into October than a standard static. A good middle ground if you want more from the unit without going to a full lodge. Annual site fee: £2,100.
Residential-Spec Lodge
Twin or single lodge units, insulated and built to residential specification. The most substantial option on the park, available on a 12-month licence, which means you can use the site from January through to December, whatever the weather. Twin units run to around 40x20ft, singles around 40x14ft, though some are larger. Annual site fee: £2,700.
No Mandatory Trade-In
Most parks have a rule. After 15 years, regardless of the condition of your unit, you're expected to trade it in for something newer. The park benefits financially. You spend money you may not have planned to spend, on a timeline you didn't choose.
We've never worked that way. If your unit is well-kept and tidy, you stay on your pitch for as long as you want. When you're ready to upgrade, we'll help you find something, and a second-hand option is usually available if that suits your budget. The only requirement is that units are maintained and the park keeps looking the way it should.

Second-Hand Options
Second-hand units come up occasionally when owners move on. They go quickly. Louise keeps an informal waiting list, and if you're interested in a second-hand unit but nothing is available when you enquire, it's worth being added to the list.
When second-hand units are available, Louise goes through the spec, condition and price directly. There's no guessing.
What Owners Need to Know
The park is straightforward to be on. There are a few things worth knowing before you enquire.
- Dogs are welcome on site on leads. Owners are expected to pick up after them.
- Children are welcome.
- Family and friends can use your unit freely when you're not there.
- Subletting to paying guests is not permitted.
- The holiday licence means you must have an additional home address. The park cannot serve as a permanent residence.
- Units must be kept well-maintained and tidy. This is the only ongoing requirement the park makes of owners.
