Transparent Pricing: Site Fees at White House & Hagg Bridge
We don't believe in burying costs or adding fees people didn't expect. Here's exactly what you pay and what it covers.
Annual Site Fee
The annual site fee covers your pitch rental, rates and water. There are two tiers depending on the type of unit and licence.

The 12-month lodge licence allows use of the park year-round. If you're on an older 8-month arrangement and want to extend without moving to the full 12-month option, additional months are available at £150 each.
What the Site Fee Covers
The annual site fee includes:
- Pitch rental
- Rates
- Water
That's it. No administration fees, no hidden service charges. You pay once a year and the pitch is yours for the season.
Beyond the Site Fee
Gas
Gas is billed separately, per bottle. The current rate is £95 per 47kg bottle. Each unit has its own gas supply, so there's no shared billing and no disputes about usage.
Electric
Electric is pay as you go via your own individual meter. Each unit has its own meter. You top it up as you use it. No estimated bills, no averaged charges across the site.
Unit Insurance
You'll need to arrange your own insurance for the caravan or lodge itself. The park does not provide unit insurance as part of the site fee. This is standard across caravan parks operating on a pitch-rental model.
No Forced Trade-In Costs
A lot of parks build in a hidden long-term cost: the 15-year rule. After 15 years, you're required to trade in your unit, regardless of condition, which typically means spending £20,000 to £40,000 or more on a new unit at a time of the park's choosing, not yours.
We don't have that rule. If your unit is well-maintained and tidy, you stay on your pitch for as long as you like. When you're ready to upgrade, that's your decision. It's a meaningful difference in the total cost of ownership over time.
